It is not often along the Orange County Coast that the rocky land edge recedes and opens up to a wide and flat beach.
This masterplan design seeks to jumpstart a lively urbanity by creating beach serving pedestrian environments with a design language that is inspired by a project 'back story' narrative, to allow future projects to make meaningful contextual reactions. A great beach lawn will allow for public use. The project falls under the theoretical construct descried under 'Downtowns from Nowhere' in the 'Viewpoint' Section of this Website.
The project includes the revitalization and reuse of several historic buildings, a large new mixed use development with below grade parking, a commercial street level and two residential leves; and a grand beach hotel.
